Three Honest Paths
Start with the cash option. Keep the other two on the table.
Cash, As-Is
The straightforward option
Sell in the property's current condition — you pick the closing date that works.
Sell the home the way it stands today, without repairs, cleaning, or showings. Choose the closing date that works for you, subject to title and transaction requirements.
The no-repair, no-showing, no-commission points above apply to the cash, as-is path. A traditional listing works differently — and if that nets you more, I'll tell you.
A structured middle path
Structured terms may create a different balance of timing and total proceeds. They also involve delayed payments and added legal, tax, and default risk, so the details must be reviewed carefully.
List on the open market
If listing is likely to produce the better net result, we'll show you the numbers and explain that route through our licensed agent at MODUS Real Estate.
Real Projects
Real Homes. Real Work. No Stock Photos.
These are homes our team has actually bought, renovated, and sold. Every project needed a different plan, budget, and exit, the same practical experience we bring when reviewing your options.
A full renovation — not a cosmetic cleanup.
2609 McGregor · South Austin
McGregor required structural leveling and a broad interior and exterior renovation. The plan included roofing, windows, plumbing, flooring, electrical work, a reworked kitchen, updated bathrooms, paint, and selective layout changes. The finished home is bright, functional, and market-ready — proof that we understand what repairs really cost and how to manage them.

Focused improvements instead of overbuilding.
515 Westbury · Georgetown
Westbury did not need to be stripped down and rebuilt. We concentrated on the items that improved presentation and buyer confidence: interior paint, targeted flooring and carpet, updated lighting and hardware, cabinet touch-ups, bathroom fixtures, and exterior cleanup.

Targeted updates that made the whole home feel finished.
7729 Croftwood · South Austin
Croftwood received focused improvements that included flooring, cabinetry, tile, doors and baseboards, garage work, and a tankless water heater. The final staging and presentation brought the rooms together into a clean, warm, move-in-ready home.

How It Works
Three steps. No pressure at any of them.
1
Tell us about the property.
Share the address, condition, and your timeline. That's enough to get started, with no long questionnaire and no repair estimates required from you.
2
Review the cash route and any useful alternatives.
We'll walk you through the cash, as-is number and, when it genuinely fits better, a structured or open-market option, with the real reasoning behind each.
3
Choose the path and timing that fit.
You decide which direction makes sense and when to close. If none of them are right for you, that's a fine answer too.

Before You Reach Out
Straight answers to the usual questions.
Do I need to repair or clean the property?
Not for the cash, as-is path. You can sell the home in its current condition, with no repairs, cleaning, or staging. If you decide an open-market listing would net you more, some preparation usually helps, and we'll walk you through exactly what's worth doing and what isn't.
How is the cash price determined?
It's based on real Austin-area comparable sales, the home's condition, and the cost of the work it needs, not a random lowball figure. Because a licensed Texas Realtor® is on our team, we can also show you what the same home might sell for listed, so you can compare the two honestly.
What costs apply to each selling path?
The cash, as-is route is designed to avoid repair costs, showings, and agent commissions on your side. A traditional listing involves preparation, showings, and commissions, but can produce a higher gross price. A structured middle path carries its own legal, tax, and timing considerations. We lay out the trade-offs so you can see the likely net of each.
How quickly could a cash transaction close?
A cash, as-is sale can move quickly and you choose the closing date, subject to title work and normal transaction requirements. We won't promise a specific number of days up front, because the honest answer depends on title and your situation.
Is requesting options an obligation?
No. Asking to see your options doesn't commit you to anything. If none of the three paths are right for you, that's a completely acceptable outcome. There's no cost and no pressure to move forward.
